Insurance requirements for business installation

Has anyone else had a fiber installation done for a small business? My landlord has requested:

• Certificate of liability
• Separate endorsement letter listing them as additional insured
• Workers comp

As far as I'm aware, the work to be done would be plugging in the modem into the electrical closet at running an eternity cable through the ceiling to our suite.

Att phone reps don't seem to be able to help because they don't know what these things are, but the landlord won't approve the installation without them
